ROOF INSPECTION PROTOCOLS.
IDENTIFYING COMMON SIGNS OF ROOF DAMAGE AND DETERIORATION
Facility managers tasked with building maintenance play a critical role in identifying common signs of roof damage and deterioration to ensure the overall integrity and functionality of a structure. Recognising these signs early can prevent more extensive problems and costly repairs.
One prominent indicator of roof damage is water stains or discolouration on interior ceilings or walls. These stains suggest water penetration, often resulting from leaks or compromised roofing materials. Facility managers should also be vigilant for the presence of mould or mildew, as damp conditions conducive to their growth may signify roof issues.
Exterior signs of roof deterioration include visible damage to shingles, tiles, or membrane surfaces. Cracked, curling, or missing shingles can compromise the roof's ability to repel water, leading to leaks and subsequent structural damage.
Damaged flashing around roof penetrations such as vents is another red flag, as it can allow water to infiltrate.
Sagging or uneven sections on the roof's surface may indicate structural issues and require immediate attention. Ponding water—accumulation of water that doesn't drain properly— can lead to accelerated deterioration and is a clear sign of poor roof drainage.
Facility managers should also inspect the roof for loose or damaged materials, such as debris, branches, or equipment, as these can cause abrasion and puncture the roofing
membrane. Additionally, clogged gutters and downspouts hinder proper water drainage, contributing to potential water damage.
Regularly monitoring rooftop equipment, ensuring proper ventilation and insulation, and looking for signs of rust or corrosion on metal components are integral aspects of roof maintenance. Interior spaces that experience sudden temperature changes may signal inadequate insulation, impacting the roof's overall performance.
In summary, facility managers should stay vigilant for a combination of interior and exterior indicators, including water stains, mould growth, damaged roofing materials, sagging, ponding water, and issues with rooftop equipment. A proactive approach to identifying these signs enables timely intervention, preventing more extensive damage and preserving the longevity of the building's roof. Regular inspections, especially after severe weather events, contribute to effective building maintenance and overall
occupant safety.
Some warning signs that you might need to call in a professional roofing contractor to inspect your roof include:
1. STANDING WATER.
Standing water could signal drainage problems. Whilst it’s normal to have some standing water after a heavy downfall, that water should drain or evaporate within 72
hours. If not, it’s worth getting checked out.
2. CRACKED OR BLISTERED COMMERCIAL ROOF SURFACE.
Cracking, bubbles or blisters might signal trapped moisture, which can lead to leaking, so get these checked out if you see any signs of them developing.
3. INTERIOR WATER STAINS.
Water stains on ceilings or floors always need investigating further.
4. MOULD/FOUL ODOURS.
Any signs of mould or foul odours should always be checked out.
5. DAMAGED FLAT ROOF FLASHING.
Flashing is the metal strips that run along the edge of a roof, which secure the roofing materials and prevent water or debris from entering a building.
If flashing is bent, rusting or damaged in any other way, it could allow water in.
Looking out for small issues can sometimes help you identify larger problems earlier.
